Carrying out specialist conservation repairs and specialist redecorations where needed throughout interiors of the Little Castle. The repair works relate principally to the provision of plaster repair works to the second floor levels where there are a number of failing / defective lime plaster surfaces. The main elements of works include the following areas: a. Ante-Room - Re-marble fire place surround. b. Top Floor - Traditional lime lath plaster repair works to Rooms 21, 23 and corridor areas (walls and ceilings). c. Rear Staircases - Full Redecorations (Distemper) d. M&E Upgrade - 15 extra floor sockets (throughout Little Castle, locations to be agreed). 2. There are two significant balconies which have been blocked since (at least) the mid-late 19th Century located within the Marble Closet and Elysuim Room. The project aims to open up these balconies, returning them to their former glory and facilitate controlled access to the balconies as a managed solution. The works will involve the following: a. Initial careful intrusive investigations to ascertain the potential for opening up of the balconies b. Removal of low level stonework and window openings. c. Manufacture and installation of glazed doors (traditional leaded)/ architraves etc and making good openings. d. Structural and stonework repairs to the balconies 3. The Little Castle is surrounded by a Wall Walk to the east which remains closed to Public Access on safety grounds, as the castellated wall parapet is mainly lost (except for a section which was re-built approximately 10 years ago, and an original section near the access from the Little Castle First Floor). a. Installation of Castellated Stone Wall to both external and internal faces of the Wall Walk, to ensure full parapet to remaining Wall Walk. b. Remedial works to the external staircase leading from the Wall Walk to the Castle garden, including new metal balustrade and handrail. Barrier design to this staircase and any additional works to ensure the wall walk can be used safely for Public Access. c. West Garden Room - Conservation Repairs; Brush cleaning to Masonry; Consolidation to entrance Masonry; Manufacture and fitting of new part glazed timber door / Windows d. East Garden Room - Re-surfacing of existing floor.Adjudicaciones
