Staff in the in-house repairs team will all be employed directly by Islington Council. By bringing the repairs service back into the Council, the Council will have more control over the repairs and maintenance service it delivers to its residents.Islington has a Housing stock of approximately 28,800 properties of which approximately 7,500 are leaseholder/ Tenant Managed Organisations/Co-ops.The in-house teams will require support from external multi trade general building contractors with skilled building trade's persons in delivering a first class housing void property repairs and reservicing contract service to its residents.Current statusThe housing void property repairs and reservicing services will include various multi trade disciplines to undertake repairs and reservicing works to its housing void properties.Schedule of Rate details of the works carried out are essential to ensure an accurate and timely verification of works carried out.Islington has a diverse community and our housing stock reflects this diversity.There are three area housing offices.1) Area Housing office: Highbury HouseLocation of area in the borough: CentralWards: Canonbury. Finsbury Park, Highbury East. Highbury West. Mildmay, Barnsbury, Caledonian, Holloway, St. Mary's2) Area Housing office: Holland WalkWalkLocation of area in the borough: NorthWards: Hillrise, Junction, St. George's, Tollington3) Area Housing office: Old StreetLocation of area in the borough: SouthWards: Bunhill, Clerkenwell St. Peter'sArea of works relating to the Housing Void Properties Repairs and Reservicing PackageFor the purpose of the Housing Void Properties Repairs and Reservicing package the borough will be divided into four (4) geographical areas:Four (4) successful bidders (Contractors) will be allocated to 1 of the four (4) packages.Four (4) successful bidders (Contractors) will be allocated to one (1) package each (a primary area), each contractor will also become the standby contractor (secondary and tertiary) for each of the other areas.The basis for allocation will be the cheapest contractor being allocated to the area in terms of the largest housing stock.The requirementThe aim is to support the in house teams in providing an efficient and effective housing void property repairs and reservicing service to our residents and ensure the Council's housing stock is maintained in good order of repair.This will include repairs, improvements, minor adaptations.Examples of work which may be carried out under the proposed agreements include but not limited to:-- Plumbing, sanitary, drainage-- Concrete and brickwork repairs-- Fencing repairs-- Repairing, maintaining and decorating internal areas-- Structural repairs-- Repairing/replacing timber joists-- Repairing and installing doors and windows and related components-- Repairing concrete screeds and concrete floors-- Overhaul and refurbishment workA total of four (4) experienced multi trade general building contractors to carry out housing void property repairs and reservicing works to Islington Council void property housing stock.TUPE [Transfer of Undertakings (Protection of Employment) Regulations]Potential providers must be aware that TUPE may or may not apply to this service.Further details will be available in the invitation to tender.Adjudicaciones
