This is part of a potential wider development within Birmingham to allow the University the opportunity to deliver its estates strategy over the long term within Birmingham through additional phases. Additional phases are likely to be in the order of a further 40 000 m2 approx. The Scope of works may include: Site preparation and enabling works. Design / procurement and construction in a single phase. Fit-out (although some specialist fit-out and equipment installation may be carried out by the University). External works. The university wishes to see the main contractor partner with a specialist Mechanical and Electrical contractor as part of the process due to the complex and integrated nature of the University ICT and services proposals. Other activities which may remain outside the scope of the main contractor: The decommissioning and migration of existing FF&E and staff to the phase one of the new development may be carried out by a specialist company and may be outside the scope of the main contract. Statutory authority services maybe diverted out of the phase 1 build area by the University or maybe included as part of the main contractors enabling package. The appointed design team, under the direction of the Universitys Estates Department, will develop the design for the full planning application of approximately 18 000 m2 (GIA). The masterplan will be developed separately for the wider Birmingham campus strategy. The design team will be novated to the main contractor at the end stage E however early engagement of the main contractor and specialist M&E contractor is required with the 2nd stage negotiation stage occurring during RIBA stage D and RIBA stage E. Contractor engagement during the design stages from December 2010 upto novation and site commencement will be required by the main contractor. The main contractor shall be presented with a 3D co-ordinated building information model (BIM) at stage E and will be responsible for its development during the construction phase for issue to the University as part of the completion operating and maintenance manuals. The model shall be fully populated for use as part of the maintenance procedure. The contractor and all necessary subcontractors shall fully comply with the requirements of BSRIA Softlandings guidelines. The Softlandings procedure shall be managed directly by the University Estates team. The new build shall achieve Breeam Excellent as a minimum with a client desire to achieve Breeam outstanding. Main contractor shall comply fully with the requirements of both the considerate contractor scheme and the University policy on WRAP. It should be noted that Birmingham City University reserves the right to award any additional phases of the city centre campus development to the successful phase one contractor without a further call for competition.Adjudicações
