Ranfurly House is a Grade B+ listed building. The site behind the building and garden is a scheduled monument (SMR number: TYR 054:017) and the site currently contains the remains of the Knox Hannygton House in the form of 2 towers and it is believed to contain the remains site of O'Neill's Castle. Outline description of the project: the Authority is re-developing the site at Castle Hill and Ranfurly House to provide an accessible and sustainable parkland and a facility for community, cultural, arts and educational uses. The refurbishment of the existing 385 m2 and a new extension of 1 327 m2 to Ranfurly House will create a new facility which will house the Authority's new visitor orientation experience for Castle Hill Gardens and a new arts centre for the town. The proposal for the re-development scheme at Ranfurly House will accommodate the following elements: -- Galleries and exhibition spaces telling the story of Castle Hill and its associations with the history of the O'Neill's, -- An enclosed circulation route to take people from street level at market square to the level of Castle Hill gardens at the rear of Ranfurly House, -- Tourist Information Centre: expanded to provide greater orientation advice for the visitor to the locale and the first point of contact for direction for interpretation of the story of Castle Hill itself, -- 100 seater "black box" studio for small scale performance: a large flexible space, -- Arts workshops/flexible community facilities, -- Flexible exhibition/community facilities which open direct to Castle Hill and the gardens beyond, -- Cafe and associated kitchen area to service a variety of events within the flexible community spaces also. The landscape works are located within the scheduled monument site of Castle Hill, Dungannon and the scheduled area includes the Knox Hannygnton Towers, all boundary walls and a well, the latter 2 elements requiring conservation and restoration works under the landscape element of the contract. The transformation of this former encampment and ancestral home of the O'Neills into a public park that celebrates and interprets the hidden/underground archaeological heritage and provides a public open space for the enjoyment of all townsfolk, tourist, historian, jogger and interprets its elevated position and connection to the surrounding landscape. It is the Authority's intention to provide access for everyone to this special site, creating an informal parkland setting to allow the resident's of Dungannon open access to the historic towers, to appreciate the significance of the hill and its panoramic views out, as well as space to relax and re-connect with nature in the heart of the town. Stonework - the boundary walls are all built from local Dungannon Sandstone. However there are a variety of styles from the squared and coursed sections to the random rubble stone sections totally reliant on the lime mortar matrix to hold them together. A couple of small circular stone towers are integrated into the wall and will also need repaired. All the walls fall under the category of "Scheduled Monument". Repair of boundary walls will include matching the style of old walls but also include the rebuild of missing sections and making up heights in approved clay bricks and lime mortar. All repair works to the walls will have to be carried out to approved methods. A considerable part of the repair will be re-pointing in hydraulic lime mortar and inserting stone snecks as required. Metalwork - metalwork elements will comprise the following: -- Bespoke metal street furniture such as seats, benches, bollards, litter bins and the like. All components to be fabricated in stainless steel, galvanised and powder coated steel or aluminum with appropriate level of finish, -- Gates, railings, walkways, gangways, landings, staircases and handrails. Archaeology - due to the historical significance of the site, the proposed works at Ranfurly House and to Castle Hill will require close co-ordination with NIEA through archaeological monitoring and excavation as appropriate. Applicants should also note that it is anticipated that the successful contractor will manage specialist landscape, mechanical and electrical, stone and metal work sub-contractors.Adjudicaciones
