The major elements of the works will comprise the demolition and deconstruction and safe removal/disposal of the following: - Units 33-40 Holmeside; - 3 storey former Independent nightclub; - Loading bay and storage on ground floor below nightclub; - 2 warehouses (formally Sunderland foods); - Asbestos cement and any other asbestos containing materials; - Full soft strip; - Perimeter masonry wall to part of the southern elevation; - Palisade security fencing to the southern elevation; - Removal of all internal wiring and cabling (electric, alarms, BT etc) - Removal of 2 No. large safes located in former pawn shop. Other elements of the works include: - Construction of new car park (150-160 spaces); - All inert material to be reused where possible for car park foundation; - Surplus inert material to be stockpiled on-site; - Infilling of any voids and basements and grading any steep level changes post demolition; - Drainage provisions during demolition and once the site has been cleared to prevent run-off entering the adjacent road and properties; - Provision of perimeter protection measures to meet the requirements of Sunderland City Council; - Depending on contractor's method of works footway closure/and or diversion will need to be arranged by contractor; - Erection and scaffolding and screening (dependent on contractor's method of works). The only items which are to remain are the following: - Masonry walls adjacent to the Mecca building; - Ground floor slabs and foundations; - All foundations below ground; - Services located below ground. All Works are notifiable under CDM Regulations. The construction of the new car park is still under discussion and negotiation. As a result the HCA have the right to remove this element of the works from the contract if required. It will be included as an option within the pricing schedule at ITT stage documentation.Awards
