Die ausseren Grenzen des Bearbeitungsgebietes werden im Norden und Osten durch die offentlichen Verkehrswege Hauptstrasse und Limitenstrasse gebildet. Im Suden grenzen als Bebauung das historische Rathaus und ein Kaufhaus (Karstadt) an den Marktplatz. Die westliche Grenze bildet eine Blockrandbebauung (Wohnbebauung mit Ladennutzung im EG). Das Planungsgebiet umfasst ca. 17.980 qm, Im Vorlauf zur eigentlichen Marktplatz Neugestaltung muss die Abdichtung der unter dem Platz befindlichen Tiefgarage aus den 1970er Jahren saniert/erneuert werden. In diesem Zuge werden die an der Westseite des Platzes gelegenen ein- bis zwei-geschossigen Pavillonbauten, ebenfalls aus den 1970er Jahren, ruckgebaut. Ebenso soll die Eingangshalle im Bereich des Zugangs G des neuen Rathauses ruckgebaut werden.
